Flooring System
- Engineered floor trusses @ 19.2" O.C. or equal with hangers installed where required, exceptions will not exceed ratings allowable by code. (Alternate floor systems are optional)
- 2"x 10" No. 2 & Bttr or equal bands, all doubled where perpendicular to floor trusses.
- 3/4" T&G subfloor glued and fastened. (Shipped loose for all bonus space areas for installation by others). NAHC is not responsible for additional or alternate underlayment/decking required for field installed flooring materials, such as ceramic tile or hardwood.
- Plush carpet with foam pad floor covering, shipped loose for installation by others. Resilient sheet flooring in kitchen, foyers and baths. (Upgrade carpet and padding optional)
- Insulation: R-19 rating optional (shipped loose for installation by others).
Exterior Walls
- 2"x 4" studs @ 16" o.c., single bottom and double top plate (2" x 6" studs @ 16" or 24" o.c. optional)
- Vinyl siding shipped loose, 7/16" OSB sheathing. (Upgrade siding profile’s and/or exterior wall sheathing optional). 1/8" sheathing on interior mating walls. Siding and accessories shipped loose for installation by others.
- Insulation: R-13 rating (3/4" foam sheathing and/or housewrap optional. R-19 rating with optional 2"x 6" studs.)
- Aluminum fascia and ventilated vinyl soffit in white or brown. Overhangs, 12" front and rear, 6" on gable ends or as shown on plans. Larger overhangs are optional and shipped loose for installation by others due to highway hauling restrictions.
- Aluminum gutters and downspouts in white or brown.
- Windows: White Vinyl tilt sash double hung with Low-E insulated glass, grilles and full screen. Vinyl Casement windows standard where shown on plans. (A variety of window packages and colors as well as Bow/Bay windows are optional)
- Shutters included for front elevation, where shown. Pilasters, entrance features, accent panels and head features are optional
- Exterior Doors: 1-3/4" 6-panel metal insulated as shown on plans, Vinyl brick mold trim standard (A variety of doors, transoms and sidelights are optional). Sliding
- Glass Doors: White Vinyl 6068 sliding glass door with Low-E insulated glass and screen as shown on plans. Upgrade sliding glass doors and french-type doors are optional & shipped loose.
- Interior ceiling height 8'-1-1/8" frame dimension. (9'-0" framed ceiling height optional. Additional shipping charges apply when roof system is shipped as separate module).
- Highway hauling restrictions may preclude installation of items such as overhangs, bay & bow windows, fireplaces, light fixtures, etc, which must be shipped loose for installation by others.
- Upgrades are available.
Interior
- Interior partitions: 2" x 4", and 2” x 6" @ 16" o.c. as shown on plans. 1/2" drywall, with flat white latex primer. Interior drywall corners taped and spackled in habitable spaces. Drywall sections at ceiling and walls to be field installed by others wherever rooms extend into adjacent modules. Drywall and touch up primer furnished, finishing supplies by others. Prehung door units, trimmed openings and all other material provided to inter-connect modules shipped loose for installation by others.
- Interior Doors. 1-3/8" primed 6-panel swing and bifold doors with primed jambs and casing (A variety of door styles optional).
- Grid closet shelf system.
- 2-1/4" Casing and 3-1/4" Base, with white latex primer. (Upgrade casing, base, crown and chairrail optional)
- Unfinished oak railings furnished for modules only as shown on plans. Railings between modules or floor levels shipped loose for installation by others.
- Factory installed stairs; 5/4 yellow pine treads and 1x risers routed into 2"x 10" #2 Bttr stringers, glued, nailed and wedged or equal. (Oak treads and risers optional
- Upgrades are available.
Roof System
- Hinged lift up mono roof trusses @ 24" o.c. with 6/12 pitch on Ramblers, Split Foyers and Two Stories and 12/12 pitch on Cape Cods. (A variety of field installed Gables and Porches optional. 9/12 pitch, 12/12 pitch, attic storage, pulldown stairs, dormers and 6/12 hip package optional)
- 7/16" OSB roof sheathing with ply clips. (5/8" sheathing optional)
- Fiberglass self sealing 25 year limited warranty roof shingles over 15lb. felt partially installed. Completion of shingles and shingle-over ridge vent shipped loose for installation by others. (Upgrade shingles optional)
- Insulation: R-30 rating ( R-38 rating optional) Angular areas in Cape Cods or similar conditions are considered walls for insulation purposes. (R-19 maximum)
- 40# Roof Load and 90 MPH (3 second gust) Wind Load, Standard. Options available to meet regional requirements.
Kitchen
- Choice of Natural, Cider or Medium Oak flat panel doors
- Primed drywall bulkhead over cabinets unless specified otherwise. (A variety of cabinets optional, hardware optional)
- Plastic laminate self-edge countertops and electrical range
- Range Hood, with light and grease filter in white, bisque or black
- Dishwasher prep.
- Single bowl stainless steel sink with single lever faucet and sprayer standard. (Options available)
- Over-counter microwave oven
- Appliances and alternate kitchen designs optional
Baths
- Fiberglass Tub/Shower fixtures with anti scald devices as shown on plans in white or bone. (A variety of bath fixtures and whirlpools optional)
- Water Closets: 1.5 gal elongated water saver feature in white or bone.
- Vanities with plastic laminate top and self rimming bowl or cultured marble up to 72" as shown on plans. (Solid surface up to 72" and a variety of vanity cabinets optional.)
- Mirrors, lights, medicine cabinets, and ventilating fans as shown on plans.
- Chrome trim per bath: Towel bar, paper holder and shower rod (Brass hardware optional).
- Alternate bath designs optional.
Electrical
- 200 Amp panel installed at standard location as shown on plans. Relocation or ship loose optional. Meter base, service entrance cable, electric connections between modules and installation of ship loose panel by others.
- Switches and outlets installed in modules. (Rocker switches optional)
- Exterior and interior light fixtures included and installed when feasible, globes shipped loose. No bulbs. (Upgrade lighting packages optional)
- Outlets for clothes washer and electric dryer provided where shown on plans. Dryer vented when feasible.
- Smoke detectors provided and installed as shown on plans. (Additional smoke detectors for basement or other areas optional and installed by others).
- One telephone rough-in covered with blank plate in kitchen. (Additional phone, data and T.V. rough-ins optional)
- Electric door chime for front door standard.
- Final connections and testing of entire system by others subject to local inspections and approvals.
- Upgrades are available.
Plumbing
- 50 gallon electric hot water heater
- CPVC water lines and PVC waste and vent lines
- Hot water heater optional.
- Plastic waterlines and PVC waste and vent lines.
- All plumbing stubbed out between floor joists, vents stubbed into attic. Material and labor to connect DWV and water systems between modules, between floors, through attic and roof spaces provided by others.
- All Cape Cod models have one 3" waste and one hot and cold supply stubbed into second floor and capped as shown on plans.
- Compression fittings not connected. Responsibility for connection and warranty by others.
- Final connections and testing of entire system by others subject to local inspections and approvals.
- Upgrades are available.
Heating
- Heat pump
- Optional electric or hot water baseboard heat available on most models. Inter-connections; heating layout and heating equipment by others.
- Other heating systems provided by others.
- Prefabricated gas and wood burning fireplaces optional. Firebox installed when location complies with hauling regulations. Flue, chimney and flashing material installed by others in all instances.
- Final connections and testing of entire system by others subject to local inspections and approvals.
Basement Package
- 8' (nominal) unfinished basement
- Pre-built basement stairs optional, 5/4 yellow pine treads and 1x risers routed into 2"x 10" #2 Bttr stringers, glued, nailed and wedged or equal installed by others. Stairs are built for 7'-10" basement ceiling height.
- Ship loose windows, Sliding glass doors and French type doors for basements optional.
- Foyer area on Split Foyer models includes; exterior entry system, stairs, platform, 2/6 door unit and floorcovering all installed by others. (Suggested basement material as shown on plans not included)
- Foundation dimensions are shown frame to frame. Any modifications requiring foundation adjustments are sole responsibility of others.
- Basement stairwell insulated and drywalled, not painted.
- Finished basement upgrades available
